Improve Your Chances!

With multiple offers being extremely common on a home priced competitively it is of great importance that you position yourself to have the best chance to get your offer accepted. Enhance your chance of getting the home of your choice by doing the following:

  • Have a conversation at your bank about pre-approval for a home loan.
  • Submit a strong competitive offer. Submit the offer as if there are other offers.
  • Include earnest money. Acceptance of an offer is sometimes determined by the amount of the deposit. A larger amount signifies a bigger commitment to the seller.
  • Minimize or eliminate contingencies; the fewer contingencies, the stronger the offer.
  • Consider writing a personal letter to submit with the offer, including personal details such as length of time at your job, flexibility, and reason for purchasing the seller's home.
  • Be prepared to preview the new property quickly. Homes sometimes sell quickly.
  • Availability is important. Provide contact information for instant access, just in case you need to change terms quickly (i.e., office phone, voice mail, fax, pager, or cellular phone).
